There are many property management misconceptions surrounding what the landlord is and isn’t responsible for. Here Larnio Property busts these myths for you…

Light globes:
Yep, light globes. While this may seem like an easy tenant fix, landlords are in fact responsible for the changing of any blown globes. We always advise our landlords to make sure all light globes are working at the commencement of the tenancy. 

Garden maintenance:
Tenants are required to maintain the lawns and gardens to the same standard as at the commencement of the tenancy, which includes mowing, edging of lawns, weeding, removal of leaves and watering. Landlords however are responsible for the long-term upkeep of the gardens, such as pruning and fertilizing.

Gutters:
Gutters are a point of contention depending on which property manager you speak to, however at Larnio Property we recommend that landlords regularly organise the cleaning of the gutters themselves  to eliminate any possibility of injury resulting in litigation issues and also ensures the gutters are cleaned properly and regularly.

Fly Screens:
It used to be the case that a landlord was obligated to provide fly screens on all exterior windows, however, in 2016 the legislation was updated omitting this obligation.

So, you’ve decided to use the services of a Property Manager…but where do you start when they all say they offer the same services?

The best way to weed out the bad from the good (or the exceptional as in the case of Larnio Property) would be to ask the following questions:

How many years have you been working as a Property Manager?
A Property Manager is not just a rent collector. A good property manager needs experience to learn and understand the ins and outs of the job. Some things, such as dealing with different people from different backgrounds or understanding legislation and the regulations that keep both the landlord and the tenant safe or effectively resolving problems, is something that is best learnt on the job. Experience in the industry is key!

What is your staff to property ratio?
A Property Manager who manages properties in excess of 130 could be overworked and stressed. Managing a high volume of properties can lead to mistakes, lack of attention to detail and poor communication. This can also result in a revolving door of people looking after your property.

What is your department structure?
It’s good to know if you are dealing with a team of Property Managers or dealing with one person dedicated to looking after your investment. Working with a team of property managers, while on face value could seem beneficial with more than one person working on your property, could in fact lead to things being missed if they are not communicated properly or could mean you are constantly talking to different people about the same issue. Dealing with one Property Manager allows for continuity and a seamless end to end customer service experience.

What are your fees?
While this may seem like an obvious question to ask, it is not as important as you think. The cheapest agent doesn’t always equate to the best service. If you choose an agent based on fees alone, you could end up with poor service which can quickly become a costly exercise in loss of rent and property damages. What you may of saved in fees, could end up costing more in the long run with poor management.
